Bridge-Bonaventure, a new mega-district

Here is an update of the development of the new mega neighborhood of Bridge-Bonaventure, which has been stalled for years in difficult negotiations.

Bridge-Bonaventure, a vast area of land totaling 2.3 square kilometers. Do you remember?


It is the sector that was once considered for the construction of a baseball stadium or even a new casino.


Blocked for years by difficult negotiations, the project now has ambitious targets, and the City of Montreal has decided to maximize the number of affordable and social housing units.

 

The first major project has been announced, and it will see the construction of nearly 400 affordable housing units starting in the summer of 2026.

 

This project, which will be developed in partnership with Broccolini, Bâtir son quartier, and the NPO Point commun, aims to directly address the housing crisis.

 

This development is part of the vision of the City of Montreal, which has increased the total number of authorized units from 6,000 to 13,500, with the goal of creating a new neighborhood largely protected from real estate speculation.

"We have an exceptional piece of land next to the canal, next to downtown, and it needed to be densified," said Montreal Mayor Valérie Plante. "Our administration is coming forward with a project that has density and a large share of non-market housing. We will have 40 to 50% of non-market housing."


The City had originaslly planned to build 7,600 housing units, and the developers and the Greater Montreal Chamber of Commerce (CCMM) wanted a lot more.


A report from the CCMM even mentioned 15,000 units last year.In the end, 13,500 housing units will be built.


Several developers, already owners of multiple plots of land, will share the construction, including Devimco, Groupe Mach, Broccolini, and Groupe Petra.
