Quartier DIX30, a symbol of suburban commerce in Brossard, is beginning an ambitious green transformation.
Despite its 10,000 parking spaces, a new pedestrian-friendly, green avenue marks the start of a shift toward an eco-district.
This project, led by Carbonleo, aims to reconcile urban planning with environmental responsibility.
Quartier DIX30 is the second-largest multifunctional shopping center in Canada.
It is located in Brossard, on the South Shore of Montreal, just 15 minutes from downtown.

Nearly twenty years after its inauguration, Quartier DIX30 remains a symbol of car culture and suburban shopping.
With its 10,000 parking spaces, it forms a vast heat island on the edge of Montérégie’s farmland.
But a wind of change is blowing across this concrete landscape.
Carbonleo, the main stakeholder in DIX30, has invested $20 million to transform Avenue des Lumières into a lush pedestrian street.
This project, described as a “green corridor,” stretches 500 meters and includes 250 trees, 1,700 shrubs, and 12,000 plants.
The goal: to create a human-scale environment conducive to relaxation and community life.

This initiative marks the beginning of a broader transformation.
In addition to pedestrianization, the project includes water retention basins, reduced parking, and increased density of commercial and residential spaces.
DIX30 now aspires to become a true downtown hub for the South Shore, where greenery and community take precedence over asphalt.
