Toward a Renewed Quartier DIX30

Quartier DIX30, a symbol of suburban commerce in Brossard, is beginning an ambitious green transformation.

Despite its 10,000 parking spaces, a new pedestrian-friendly, green avenue marks the start of a shift toward an eco-district.

This project, led by Carbonleo, aims to reconcile urban planning with environmental responsibility.


Quartier DIX30 is the second-largest multifunctional shopping center in Canada.

It is located in Brossard, on the South Shore of Montreal, just 15 minutes from downtown.

 

Here are some key facts:

  • 270+ shops

  • 65+ restaurants, including 45 terraces

  • 8 entertainment venues

  • Over 30 million visitors annually

  • Maximum 15-minute walk between all services

  • 20 bike stations and a network of cycling paths

  • Charging stations for electric vehicles

  • Access to 6 bus routes

  • Access to the REM via 2 stations


Nearly twenty years after its inauguration, Quartier DIX30 remains a symbol of car culture and suburban shopping.


With its 10,000 parking spaces, it forms a vast heat island on the edge of Montérégie’s farmland.


But a wind of change is blowing across this concrete landscape.

 

Carbonleo, the main stakeholder in DIX30, has invested $20 million to transform Avenue des Lumières into a lush pedestrian street.


This project, described as a “green corridor,” stretches 500 meters and includes 250 trees, 1,700 shrubs, and 12,000 plants.


The goal: to create a human-scale environment conducive to relaxation and community life.


It’s also a gathering place for events:

  • Tuesday: Salsa

    From 6:30 PM (EST)

    Latin rhythms: beginner or advanced lessons, followed by dancing all evening.

    Open to all levels.

  • Thursday: Country

    From 6:30 PM (EST)

    Rodeo vibes! Live country music, line dancing, and a friendly Western atmosphere.

    Open to all levels.

  • Friday: Music in the District

    From 6:30 PM (EST)

    A new live artist every week! DJs, solo performers, or acoustic bands.

  • Saturday: Little Saturdays on the Esplanade

    From 11:00 AM (EST)

    Saturdays designed for the whole family! Games, entertainment, and discoveries for kids.

  • Sunday: Yoga & Classical Music

    From 12:00 PM (EST)

    A moment of peace. Outdoor yoga sessions accompanied by soft classical music.


This initiative marks the beginning of a broader transformation.


In addition to pedestrianization, the project includes water retention basins, reduced parking, and increased density of commercial and residential spaces.

 

DIX30 now aspires to become a true downtown hub for the South Shore, where greenery and community take precedence over asphalt.
