In response to the shortage of affordable spaces for community organizations in Rivière-des-Prairies, an ambitious initiative is taking shape: the Pavillon des communs.

Led by the Corporation Mainbourg and the CDC de RDP, this project aims to create a vibrant, inclusive, and multifunctional space to serve the community

As rents rise and spaces become scarce, community organizations in Rivière-des-Prairies (RDP) are struggling to find suitable locations for their missions.

To address this urgent need, several local stakeholders have united around a promising project: the Pavillon des communs.

Envisioned as more than just a community center, this future space is intended to be a true hub for services, activities, and gatherings.

It will bring together community organizations, social economy enterprises, and potentially commercial and institutional services for the entire population.

The founding committee—comprising the Corporation de développement communautaire (CDC) de RDP, L’Art-Rivé, the Carrefour jeunesse emploi, PME MTL Est-de-l’Île, and the Centre des femmes de RDP—is currently conducting a broad consultation.

A citizen survey is exploring various possibilities: sports clubs, art workshops, coworking spaces, performance halls, and even a childcare center or university pavilion.

Already a builder and manager of affordable rental housing in Pointe-aux-Trembles, Corporation Mainbourg is a leader in community housing in the eastern part of the island.

Les Habitations Mainbourg includes over thirty units for families, individuals, and retirees.

In the latter category, two residences have been built: the Centre Sainte-Germaine-Cousin (122 units) and Habitation Mainbourg (79 units).

A key partner of the Société de développement Angus, Corporation Mainbourg is also involved in a project to develop affordable housing that promotes social diversity as part of the revitalization of Vieux Pointe-aux-Trembles.

This initiative, divided into two phases, will be implemented on both sides of Notre-Dame Street in six-story buildings.

To the north, around forty affordable rental units will be built under the CMHC’s Rental Construction Financing initiative.

Under this partnership, Corporation Mainbourg will become the owner of the building where the new housing will be constructed.

The Société de développement Angus will manage the construction project.

This entire reflection process is taking place alongside another major project in the neighborhood aimed at meeting similar needs.

Espace Rivière, a project planned for the site of the current Rivière-des-Prairies library at the corner of Rodolphe-Forget and Perras boulevards, is expected to include community and recreational spaces.

However, its purpose goes beyond that, as it will also feature a fully renovated library, a new cultural center, and an Accès Montréal office offering various municipal services.

The construction of Espace Rivière also marks the beginning of a broader rethinking and redevelopment of the entire hub, which includes, in addition to the future building, René-Masson Park and its natural areas, the arena, the Rivière-des-Prairies aquatic center, Jean-Grou high school and annex, the Rivard-Paquette greenhouse, as well as parks adjacent to the Rivière des Prairies and Gouin Boulevard.

Although the project is still in its early stages, its promoters hope to bring it to life within five to ten years.

A major challenge, but one that brings hope to an entire neighborhood.
