In May 2025, finding affordable housing in Montreal seemed like a challenge, but some neighborhoods still offer attractive options.

This update explores the 5 neighborhoods with the lowest 2-bedroom apartment rents, offering alternatives for those looking to settle in the city without breaking the bank.

There are still neighborhoods in Montreal where rent remains reasonable.


According to an updated recent study by Narcity, here are the five most affordable areas for 3½ apartments in the city.


Note: The analysis does not include all boroughs of Montreal. Popular areas like Rosemont–La Petite-Patrie and Verdun are notably absent.


1. Montréal-Nord

• Average rent for a 3½: $1,150/month • At the time of writing, only three units were available: one at $1,250 and two at $1,100.

• While well-served by buses, the lack of a metro station makes commuting downtown more complicated.


2. Rivière-des-Prairies–Pointe-aux-Trembles

• Average rent for a 3½: $1,166/month

• Only three units were listed: one at $900 and two at $1,300.

• The absence of a metro station (the closest is Honoré-Beaugrand on the green line) makes travel challenging, and bus rides are long.


3. Ahuntsic-Cartierville

• Average rent for a 3½: $1,435/month, based on 40 listings

• Prices range from $1,000 to $1,895.

• The orange metro line runs north to south through the borough, making commuting much easier.

• The area offers many attractions, including parks, historic sites, and summer activities.


4. Saint-Léonard

• Average rent for a 3½: $1,533/month, based on 14 listings

• Prices range from $900 to $1,750.

• No metro station, but several bus lines connect to the green line.


5. Villeray–Saint-Michel–Parc-Extension

• Average rent for a 3½: $1,620/month

• This borough is increasingly popular among young families.
