A new co-housing project in Lachine is set to become a model for innovative, affordable, and community-focused living in Montreal.
With a total budget of $29 million, this 58-unit development is a result of a partnership between various levels of government and community organizations.
It will feature a mix of affordable rental units and condominiums for sale, alongside nearly 10,000 square feet of shared indoor and outdoor spaces designed to foster social connections and a sense of community.

With a total budget of $29 million, this 58-unit project is a testament to a successful partnership between the federal, provincial, and municipal governments, alongside key organizations like the Fonds de solidarité FTQ and Village Urbain.
The development, located on Notre-Dame Street, is more than just a residential building; it is a meticulously designed living environment.
The co-housing model, a first of its kind in Quebec, combines private units with extensive communal spaces. It is a new approach to urban living that puts a strong emphasis on community ties, mutual support, and resource-sharing.
A New Model of Living
The project will consist of 58 units, including 16 condos for sale at cost and 42 affordable non-market rental units.
This mix of ownership and rental models aims to foster a true social diversity, a key objective for the City of Montreal.
The development will also include 26 three- and four-bedroom family units, providing much-needed housing for families in the area.
At the core of the project is the Maison commune, a central hub of nearly 10,000 square feet of shared spaces. This includes:
A large multi-purpose room
A shared kitchen and laundry facilities
A playroom for children
A quiet space for relaxation
A guest room or flexible space
Rooftop terraces
These communal areas were imagined through a series of participatory design workshops with future residents, ensuring the project truly meets the needs and aspirations of the community.
Significant Financial and Social Contributions
The project's financing demonstrates a strong commitment from all levels of government to innovate and build more housing, faster and at a lower cost. The non-market rental portion of the project, valued at $20.8 million, is supported by a mix of investments:
The Government of Quebec: contributing over $7.35 million through a partnership with the Fonds de solidarité FTQ.
The City of Montreal: providing $2.94 million.
The Government of Canada: investing $1.9 million from the Affordable Housing Innovation Fund.
Construction is currently underway, with residents expected to move in by fall 2026.
The project not only offers high-quality, affordable housing but also contributes to the revitalization of Lachine's main street, attracting new businesses and services to the area.
