A 1,200-Unit Development Near the Olympic Park

Groupe HD and Fondaction have officially broken ground on Laurea – Quartier d’ambition, a major residential complex located in the Mercier–Hochelaga-Maisonneuve borough of Montreal.

Representing an investment of over $425 million, this large-scale real estate project will offer nearly 1,200 diverse residences (condominiums, townhouses, and apartments).

Targeting LEED Gold environmental certification, the development will include more than 15% affordable housing and aligns with an eco-responsible urban densification vision, situated close to the metropolis's major transit infrastructure.


The urban landscape of East Montreal is entering a new phase of transformation.


Located at 5505 Chauveau Street, in the heart of a sector closely linked to the Olympic District, the Laurea – Quartier d’ambition project has just passed the symbolic milestone of the groundbreaking ceremony.

 

The result of a strategic partnership between Groupe HD and Fondaction, this development on a site of more than five acres aims to redefine the local residential offering.

 

Major Economic Impact

With an allocated budget exceeding $425 million, this construction site represents a substantial economic engine for the Greater Montreal area.

 

The work, led by Construction Praxis (the construction division of Groupe HD), will mobilize a wide range of local businesses and engineering expertise over the coming years.

 

The densification of this vast site will also generate new tax revenues for the municipality, thereby supporting the development and maintenance of public infrastructure in the area.

 

Ridership and Urban Mobility

The strategic location of this new residential hub promotes the use of public transit and active mobility, crucial elements for maintaining property values and neighborhood vitality.

 

 Future residents will enjoy quick access to the STM's Green Line metro stations (notably Viau and Pie-IX) as well as the Pie-IX Bus Rapid Transit (BRT).

 

The arrival of some 1,200 new households will significantly increase daily ridership statistics on these routes, consolidating the role of public transit in Transit-Oriented Development (TOD).
