Laval's Real Estate Boom

Since the beginning of the year, Laval has experienced unprecedented real estate growth with already 1300 housing units under construction in just four months.

If this trend continues, the city could reach a record of 4000 new housing units by the end of the year

This dynamic is mainly driven by the rental sector, which accounts for 96% of new constructions.


Laval, a city in full swing, is seeing its urban landscape transform at a rapid pace. Since January 1st, the Canada Mortgage and Housing Corporation (CMHC) has recorded 1282 new units under construction, with 394 new units started just last month.


At this rate, Laval could reach the milestone of 4000 new constructions by the end of the year, an unprecedented feat in the city's history.


To put this into perspective, Laval typically builds an average of 2000 housing units per year, with a previous record of 3234 new homes set in 2008.


This year, the level of activity is three times higher than that observed at the same time last year, when only 433 homes had been started.


In 2024, Laval still managed to close the year with just over 2000 units.


The residential construction market in Laval is dominated by the rental sector, which accounts for 96% of all units whose foundations have been poured since the beginning of the year.


In absolute numbers, this translates to 1226 rental units out of the 1282 units started. Single-family homes, semi-detached houses, and row houses complete the picture with 38 and 18 units respectively.


Condominiums, once the queen of Laval, have been absent for the 18th consecutive month.


This construction dynamic makes Laval a major player in the Greater Montreal area, with nearly one in five homes started in the metropolitan area coming from Laval. At the same time last year, this proportion was one in ten.
