Projet Canoë: Phase 2 Is Launched in Hochelaga-Maisonneuve

The Projet Canoë, led by developer Rachel Julien, is reaching a major milestone with the official groundbreaking of its second phase in November 2025.

Located in the dynamic Hochelaga-Maisonneuve district, this large-scale, mixed-use development, planned over six phases, aims to create a complete and sustainable living environment.

Phase 1 is already completed and inhabited with 210 rental apartments and a Maxi grocery store).


Phase 2, with delivery expected in Summer 2027, will add 89 condominiums and 5 commercial spaces, including an essential 80-space CPE (daycare).

 

Ultimately, Canoë will offer over 900 housing units (rental, condos, social/co-op), enhanced by numerous green spaces and services, all near the Pie-IX and Viau metro stations.

 

Canoë: From Inauguration to Expansion

The Projet Canoë, located on the former Pro Gym site at the intersection of Hochelaga Street and Bennett Avenue, is establishing itself as one of the most significant real estate developments in East Montreal.


The developer Rachel Julien, known for its commitment to responsible urban development, recently celebrated the official launch of Phase 2, a major step in realizing this urban ecosystem designed for the community.


The overall project, spanning six phases over a period of seven to eight years, is designed to house over 900 total units (including condominiums, rental units, and affordable/co-op units), transforming the sector into a lively residential and commercial hub.

 

Phase 1 Already Completed and Integrated

Phase 1 of Projet Canoë is now a complete and functional reality.

Fully finished and already occupied, it introduced 210 rental apartments to the market, addressing a pressing need in the neighborhood.


This first structure also anchored the commercial aspect of the project by hosting a Maxi supermarket on the ground floor, thus ensuring an essential local service for neighborhood residents.

 

Launch of Phase 2 and Its Timeline

The Canoë team held the official groundbreaking ceremony in November 2025 for Phase


  • Content: It will include 89 condominiums for sale, along with five new commercial spaces at the street level.


The most notable addition is an 80-space CPE (Centre de la Petite Enfance), a crucial community service that underscores the project's family-friendly and inclusive focus.


  • Delivery: Delivery of the Phase 2 units is scheduled for Summer 2027.

 

A Design Focused on Community and Sustainability

From its inception, Projet Canoë has stood out for its responsible and energy-efficient vision.


The architectural concept, signed by a consortium of renowned Montreal firms (ADHOC Architectes and Ædifica, with landscape architect Uneparcelle and interior design by Gauvreau Design), has received multiple awards, notably at the Grands Prix du Design Gala.


Commitments to sustainability include:

  • Energy-efficient construction.

  • Vegetated rooftop terraces and urban gardens.

  • Sustainable waste management.

  • The development of a central pedestrian alley and green spaces (including a public park).

  • The integration of electrified parking and car-sharing spaces, promoting green mobility.
