  • Social Diversity: Special emphasis is placed on social and affordable housing to counter the housing crisis.

 

2. Sir Charles & Myral (Private Project)

Led by Devimco Immobilier, this complex is the first concrete milestone in the revitalization of downtown Longueuil.

  • Developer: Devimco Immobilier.

  • Architects: BLTA (Brossard Lefebvre Vandernotte Architects).

  • Budget: A major investment of over $800 million.

  • Project Details:

    • Two iconic towers of 25 and 33 floors.

    • Approximately 1,200 units (condos, studios, and commercial base).

    • Amenities: Rooftop infinity pools with views of Montreal, high-performance gyms, vast coworking spaces, and landscaped terraces.

    • Timeline: The Sir Charles phase is nearing completion/delivery, while Myral will follow with gradual completion between 2025 and 2027.

 

The Role of Sir Charles & Myral (Devimco)

Devimco's project is the first major and most advanced milestone of this transformation.

  • Location: Situated at Place Charles-Le Moyne, directly adjacent to the Longueuil metro station, it serves as an urban anchor.

  • Connection: While Sir Charles & Myral densifies the transit hub (Metro), the Longue-Rive project will "extend" this urbanization northeast toward the river.

 

Sir Charles & Myral is the "flagship" real estate project launching the movement, while the Longue-Rive sector is the grand neighborhood that will surround it and unfold toward the banks in the coming years.

 

Key Points of This Massive Investment:

1. Impressive Architectural Scope The project stands out for its verticality and density, aiming to create an urban living environment in immediate proximity to transit:

  • Sir Charles: The first phase, inspired by a New York "Upper East Side" style, offers classic and refined architecture.
